We examine forecast population growth and rental demands, current and future infrastructure and suburb demographics. We also examine current and future land supply. True capital growth comes from land limited supply which equates to demand. Price comparisons of similar properties are studied to ensure that our clients are offered the best product for the price. 

 

APWS has selection criteria for builders and developers. We identify builders who have a record of quality workmanship, licensed with insurances up to date and a clear record with the BSA (Building Services Australia).

 

We select developers and builders who meet APWS quality standards and who protect their developments with covenants that maintain property values.

 

When a property is selected and a provisional contact is signed we contact your bank or finance broker who will implement the financing strategy most desirable for your needs.  From this point on we look after all matters including negotiations with the builder, solicitor, quantity surveyor, tax accountant and assist you in any matters pertaining to your property.  When your contract becomes unconditional, we alert the property manager to the proposed completion date of your rental property to ensure that as soon as the dwelling is completed a tenant is in residence.

We do not charge for our services as our remuneration is obtained from the developer/builder marketing budget.

How do we use leverage to accumulate rental property?

 

The deposit for the purchase of your first property can be cash or ‘sleeping equity’ in your current home.  When the equity in your first rental property reaches an amount sufficient to obtain a further loan, you can use that equity to increase your portfolio.  The equity in your current home has also increased over this period, providing you with an opportunity for compound growth. The secret to building a successful rental property portfolio is to purchase only when you have sufficient equity in your current properties.  Your individual financial situation will be reviewed by your bank or finance broker to ascertain your ability to purchase another rental property without putting strain on your budget or lifestyle.

 

Caution ! Nobody can predict the future, so care should be taken when estimating future values of property by using a conservative growth rate of 5% p.a., which means that property, will double in value every 14 years. Using the BSI Shrapnel index for capital growth average in Australian capital cities of 7.9%, your properties will double in value over 9 years.  The Queensland Government recently announced that the growth in the greater Brisbane area in 2007 averaged over 20%.
